Most full renovations we take on start with a walkthrough where we identify what's working, what isn't, and what's likely hiding behind the walls. From there we plan demolition, structural work, mechanical upgrades, insulation, drywall, finish work, flooring, paint, and fixtures.
Not every renovation needs to be whole-house. We take on bathroom remodels, kitchen remodels, room additions, laundry and mudroom reconfigurations, and single-space refreshes all the time. A common project is opening up a choppy floor plan: removing walls, repositioning a stair, resizing window openings for better light and water views.
A significant portion of our work is on rental properties and second homes. Out-of-state owners get progress photos, weekly updates, and a clear schedule that respects rental booking calendars.
Every estimate starts with a free site visit. We walk the property, take measurements, and listen to what you want. Within a week of the visit you get a written estimate that breaks down materials, labor, and known unknowns. We don't bid low and pad with change orders. If something comes up during construction that wasn't visible at the walkthrough — rot behind siding, undersized framing, outdated wiring — we tell you the cost before we proceed.
Every renovation we do meets current Outer Banks coastal code. That includes hurricane strap requirements, impact-rated or shuttered windows in windborne debris regions, and corrosion-resistant fasteners throughout.
Most of our clients find us through referrals or by seeing finished work on a neighbor's home. Matt is on every job and handles communication. Our crew is small and consistent, not subcontracted strangers rotating in and out. We treat the homes we work on the way we'd treat ours, and we leave them cleaner at the end of each day than we found them. Can I live in my home during the renovation?
Sometimes. Smaller renovations and phased projects can be lived in. Full gut jobs are harder. We'll be honest about what's possible based on your scope and house layout.
Do you handle permits?
Yes. We pull all permits required by Dare County, Currituck County, and the individual town jurisdictions for the work we do.
Can you work with my own designer or architect?
Absolutely. We work with outside design professionals regularly.
